ServiceInvest Kapitalverwaltungsgesellschaft mbH is part of the Institutional Investment Group (2IG), one of the leading independent administration platforms for real estate investments in Germany and Europe. 2IG specialises in services for institutional real estate funds under German and Luxembourg law. With approximately 300 employees, 2IG manages over 27 billion euros of real estate assets in about 25 countries, making it a market leader in the administration of real estate assets.
The Asset Servicing Division
The Asset Servicing Division combines all AIFM insourcing services of 2IG. The division’s three units ServiceInvest Kapitalverwaltungsgesellschaft, acb and CONNOS provide complex middle and back office services such as risk management/controlling, fund accounting, investor reporting and regulatory reporting for real estate managers and capital management companies (AIFM).
We are 100% independent of banks, insurance companies, other professional real estate owners and asset managers.
Due to the high specialisation of the units and the AIFMControl software suite developed for real estate capital management companies as the backbone of a powerful, interlocking IT platform, the range of services offered by 2IG’s Asset Servicing Division is highly scalable and creates within our clients organisation room for further growth.
Together with other highly specialised companies of the Asset Servicing Division of 2IG, ServiceInvest offers, in addition to the issuing of partner funds, Asset Managers and AIFM the insourcing of specific service packages in the middle and back office (AIFM Insourcing).
By being licensed as an AIFM in accordance with § 22 KAGB, we are able to offer our clients insourcing of services within a fully regulated framework, which significantly facilitates outsourcing controlling for our clients.
We offer asset managers and their AIFM a fully digital fund and company accounting system based on a central data warehouse. We translate international accounting regulations (local GAAP) into German investment law. By completely generating the accounting data in the system, our customers have the option of seamless data tracing and a full look-through into their funds.
Via our unique management software AIFMControl we generate the obligatory XML reports to the Bundesbank and BaFin as well as any other reports for other authorities and associations at the push of a button. We also meet the indirect reporting requirements of institutional investors, e.g. Solvency II, GroMiKV or CRR, conveniently and on time.
We deliver the quantitative part of the monthly, quarterly, half-yearly and annual reports automatically and in the corporate design of our customers, who only need to add qualitative parts such as market reports or situation descriptions in the reporting system (AIFMC). On request, we also produce individual reports according to the requirements of specific target groups.
Based on our management software AIFMControl we offer our customers comprehensive support in risk management and controlling. This applies to the development and formulation of the risk strategy as well as to the risk inventory (preparation of risk atlases and catalogues for each AIF), the definition of threshold values and the risk-bearing capacity concept.
We provide the quantitative basis for effective risk management and support the appropriate measures management with our software. A comprehensive loss-event database and the automatic generation of risk reports and regulatory documentation round off our services.
In addition to quantitative risk management, the Asset Servicing Division also offers hedging management services.
These include in particular set-up consulting for hedging transactions, trading support for OTC derivatives and underlying transactions (including contract management) as well as valuation services in a holistically coordinated process landscape. These services are supplemented by the corresponding risk management, liquidity management and reporting of these assets.
As a service AIFM, we offer our fund partners the opportunity to design, issue and manage real estate AIF for our clients. Together with our clients, we find the appropriate structure and, in close coordination with the supervisory authorities, ensure a quick fund issuing.
What makes us different
The Asset Servicing Division of 2IG is the only insourcing provider to have an onboarding team with the experience of more than 20 AIFM approvals and the corresponding proven process and organisational competence – both in terms of economic efficiency and current regulatory requirements. In this way, the migration of large volumes of data can be carried out safely and an optimal coordination of internal and external processes can be achieved.
The insourcing manager as Single-Point-of-Contact (SPOC) ensures smooth cooperation.
He monitors and accompanies the agreed Service Level Agreements (SLA) on the basis of defined Key Performance Indicators (KPI) and simplifies the outsourcing controlling of our customers with regular SLA/KPI reports.
With the proven AIFMControl suite, a unique IT platform is available that has been specially developed for the management of real estate funds. Customer and ServiceInvest access central data storage via AIFMControl. This interconnection of IT ensures that communication between all parties involved is free of media discontinuity, so that regulatory valuable, complete data tracing and a full look-through are possible for the customer.
